Resident-Centric Fire Safety with TEAM Safety Services

Residential Fire Risk Assessments

TEAM Safety Services are experts in delivering Fire Risk Assessments (FRAs) across all four recognised types — Type 1, 2, 3, and 4 — covering everything from communal areas to individual flats and the building’s structural elements.

Our highly qualified Fire Assessors, all with extensive frontline experience in the Fire Service, bring a deep, real-world understanding of fire risks, emergency response, and evacuation planning. This expertise ensures our FRAs are not only fully compliant but also practical, thorough, and tailored to the unique needs of each building.

Proactively safeguard your residents with TEAM Safety Services while ensuring your organisation remains aligned with best practices, even ahead of potential changes to legal PEEPs requirements.

Comprehensive PEEPs In 4 Simple Steps

  • Identifying Individuals Who Need a PEEP – We use our free, first-step Resident Assessment form — a simple multiple-choice online questionnaire — to identify residents who may require a PEEP. The form helps uncover any mobility limitations, visual or hearing impairments, cognitive conditions, or other specific needs that could impact their ability to evacuate safely and independently in an emergency. This free, first-step helps to save time, resources and money, whilst keeping you ahead of expected PEEPs legislation.
  • Assessing the Risks – Once residents have been identified through the free Resident Assessment form as needing evacuation support and PEEPs, our TEAM of experts will arrange a visit to complete an in-person PEEP Assessment. During the visit, they will evaluate any potential challenges the resident may face during an evacuation, such as access to exits, stairwells, and safe refuge areas.
  • Developing an Individualised Plan – After completing the PEEP, we will develop an Individualised Plan that outlines evacuation procedures and identifies necessary support measures, including aids, buddy systems, and specialist alarms like strobe lights and vibrating pad alarms. This ensures that all Responsible Persons are fully aware of their roles during an emergency evacuation.
  • Testing and Training – We work closely with residents to ensure their PEEP is fully understood and tailored to their needs, and we encourage their regular practice to prepare them for an emergency. By actively involving and engaging residents, we help build understanding, readiness, and reassurance, so everyone knows their role and can respond quickly and safely in an emergency.
